Necessary Documentation:
Termination of Co-ownership
- Property titles of the assets subject to the dissolution of the community.
- ID of the co-owners. If a company is involved, the current powers of attorney or appointment of administrators.
- For urban properties, a certificate from the homeowners' association confirming that community fees are up to date, and cadastral references of the assets (latest IBI receipt).
- Indication of whether the properties are rented or not.
- The value assigned to each asset.
- Distribution of assets among the co-owners.
- Payment method for the transaction expenses: notary, municipal capital gains tax (if it concerns urban properties).
Subdivision and Division of Properties
- It is important to remember that you must provide the prior municipal license, without which no physical alteration of the properties can be carried out.
- Property titles of the assets subject to subdivision or division.
